As experienced Real Estate Agents, we can assist you through the entire process of buying a home, starting with the mortgage and continuing right through closing – and beyond. We know that purchasing a home is one of the largest investments you will ever make, and we are dedicated to making this experience as smooth and successful as possible.
The Dror Team will connect you with our Professional Lending Partner Jim Barnett (Supreme Lending) who will assist you with all your lending needs.
Once the lender has given you a Pre-Qual we can get you set up on the Multiple Listing Service (MLS) with a login and custom home search. At this time, we will need to know your criteria of where you want to live. You may have a general idea, but if you would like our input, go ahead and ask! We are familiar with many of the areas in and around the Phoenix area, and can help determine which would be a good fit for you!
At this time, we will need to know your criteria, like bedrooms, bathrooms, size of home and yard, pool, age of home, garage, etc. You will give us a list of all your wants and needs so we can complete your portal. The search can be changed at any time.
Other items to consider: Would you prefer a newer home or an older one with established landscaping? Would you like a single level or two story home. Which features would you be willing to give up if you were to find the otherwise perfect home?
Once your portal is Active, you can save homes as favorites or possibilities or delete the ones you don’t want. When you are ready to schedule a day to go and view homes, you can send us the MLS #’s of the listings that interest you and we will then prepare a route, set appointments as necessary and get lockbox and gates codes.
After you have communicated the addresses you want to check out, we will have a showing book prepared for you with information you will want to review (maps, contracts, contact info, etc.) along with all the listings we will go and visit. You will want to take good notes as at the end of the day, all the houses you viewed will mesh into one. What are your likes and dislikes? Narrow down your choices; revisit homes in which you’re interested. See them at different times of the day.
Look at homes with a critical eye – does the floor plan work for you? Is the property in good condition? Would it be right for your lifestyle? In short, can you imagine yourself and your family living there? If the answer is yes… we may have just found your new home!
When you’ve identified the home you want to buy, be ready to help us prepare a written offer quickly. We are familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted.
At this stage, try not to become emotionally attached to a home. Your offer may not be accepted for any number of reasons. Have backup homes in mind. Be prepared to negotiate and we will help you through this process.
Once your offer is accepted, you’ll be asked to submit an earnest money deposit that is usually only refundable the first 10 days (our inspection period).
We will assist you with choosing a home inspector that will professionally inspect the property, and if necessary, request repairs. Once we review the inspection report, if you want to request repairs, we have to provide a written request on the BINSR (Buyer Inspection Report Seller Response).
The Dror Team will remind you of all the final details needed prior to closing on your home. For example, you will need to obtain homeowner’s insurance.
We will be sending you home warranty brochures where you can choose the company and the plan you want and we will get that ordered. Home warranties are so important, especially in Arizona where having a working A/C is a MUST.
About a week before closing you will want to contact the local utility companies (phone, water, electricity, etc.) and have them switched into your name and a few days before closing, we will do a walk-through of the home.
You will also want to obtain a cashier’s check for the down payment, as well as for any closing costs. We will be accompanying you to title for the signing so if there are any questions or issues, we will help get them resolved.
Make sure the terms and conditions of the loan statement are correct and carefully read everything before you sign. In Arizona, we typically sign 3 days prior to closing and once recorded, the title will let us know and we will contact you so we can meet and present you with the keys.
